Q: My husband and I have been looking at homes but have decided to not sign with a buyers agent. If we contact a listing agent to see a home and we go see the home with the listing agent does this commit us to only working with the listing agent or can we attain our own buyer’s agent if we want to make an offer?
A: With the rules of ‘procuring cause’ you would not be bound to use the listing agent to make the purchase but, they would be entitled to that portion of the commission. You & your buyers agent would have to work out their compensation separately – which might mean you pay them directly, raising your costs! Not a smart business move on your part. I strongly suggest you interview agents until you find the one you are comfortable & confident about in representing you & your interests.
