For Sale But Pending

Q : What does it mean when a house that is listed for sale is pending – but may accept back up offers?

A : A property listed as ‘pending’ represents a place that is sold or agreed upon in, price & terms in a purchase agreement, but still containing contingencies. In other words, it is a place that is sold – not yet closed. Back up offers may be considered, but you need to check the ‘local rules’ regarding that – they do vary.
