Is a condo a townhouse ?

Q: Can the word “condo” in a property description be changed to the word “townhouse” in order to secure better financing?

A: It might help in marketing but if it is zoned condo, then it is a condo (maybe a townhouse style condo – but still a condo). Any agent or appraiser would know or find out.
